As a specialist development advisory business, Senior Property Associates provides acquisition, disposal, development and investment advice for all forms of senior property and associated uses.
Through our strong knowledge of the development market we have a range of well-established business relationships with those active in the senior property and associated markets.
The operators we work with are local, regional and national. The accommodation varies and can include private buyers and renters, shared ownership, affordable or social rents, and licensed care home rooms that are paid for by either ‘private pay’ and/or the Local Authority.
We work with developers across the whole spectrum, from healthcare specialists through to mixed use developers, all with varying views on planning risk.
Investors vary between those that are willing to fund an unconditional site purchase or require a planning consent before transacting, through to those that will forward fund, or commit to fund, a completed development project, whether they be owner-operators or investors seeking covenant-backed leases.
Our Story
Senior Property Associates is a team that was formed whilst working at the Mayfair-based property advisory business of Rohleder Lumby. Since 2012, as Rohleder Lumby, the business has advised on over £300m of property transactions in the UK; Senior Property Associates now takes that experience forward.
The majority of these transactions have been in the senior property sector and have included age-restricted retirement developments, Integrated Retirement Communities (senior living/ assisted living/ extra care) apartment schemes with on-site care and communal facilities, and care homes with a mix of dementia, nursing and residential beds. An amount of advisory and acquisition work has also included retirement and care villages, as well as more niche property developments such as close care (accommodation adjacent to a care home), care hotels, hospital ‘step’ care, medical centres and off-site medical assessment clinics.
We have also been instructed on the acquisition and disposal of residential development sites, on the acquisition of hotel sites for development as senior property, and on the acquisition of sites for new-build hotel development in both urban and rural locations.
In addition, Senior Property Associates has been retained by the operator Oak Retirement Limited and their fund management partner to acquire extra care sites for development. In 2020 Oak received its second newly constructed scheme for operating, which is located in Titchfield, Hampshire, and is an 86-unit extra care development, compromising apartments and bungalows.
