Private | Extra Care A development site of 1 acre in the centre of Virginia Water, Surrey. Previously occupied by a 150-space Council-owned car park. Acquired for a privately owned investment company and subsequently sold to a national retirement housing developer upon achieving planning consent for 58 extra care apartments.
Private | Age-restricted Retirement Development site located on the south coast of Cornwall. Advised a privately-owned investment company on the site acquisition and sourced the joint venture partner for the development. Site received planning for 38 private sale apartments for the Over 55’s retirement market.
Private | Extra Care A rural location 5 miles to the West of Bristol. Previously occupied by a 112-bedroom hotel. A 15 acre development site. Acquired unconditionally for a private company and simultaneously sold subject to planning to a national extra care developer and operator. Completion, following a planning consent for a retirement village, occurred within a year. The completed ‘Retirement Village’ development consists of 106 apartments and 20 bungalows.
Private & Affordable Residential Private | Care Home 29 acre brownfield site in the market town of Malvern. Acquired unconditionally for a private company. Sold simultaneously on a subject to planning basis to a national housebuilder and national care home operator.
Private | Extra Care 6.2 acre field, once owned by the adjacent 13th century abbey, on the edge of Titchfield, an attractive Hampshire village. Sourced the development site and an extra care operator. Introduced the operator to a property development fund management business for the funding of the development. The site was acquired with a detailed planning consent already granted, which included the creation of a Country Park adjacent. A ‘Retirement Village’ development of 108,000 sq ft GIA, consisting of 86 apartments and bungalows, across 9 blocks of accommodation.
Private | Extra Care Located in Lyndhurst town centre. Acquired unconditionally for a privately owned investment company, as part of a larger portfolio, a 60-bedroom hotel with car parking on 4 acres. Sold unconditionally to a national age-restricted retirement developer and operator for a proposed extra care apartment scheme. The acquisition and disposal took place in under 6 months.
Private | Care Home Development site of just over 1 acre, located in Ware town centre. Acquired a dormant hotel unconditionally for a privately owned investment company. Sold subject to planning to a national care home operator for a 70-bed residential, nursing and dementia home. The acquisition and completed disposal took place in under a year.
Private | Extra Care Development site located in Rugby town centre. Sourced the site for a niche developer of mixed-use projects and an extra care operator. Advised the developer on the development concept alongside the extra care operator. Joint venture agreed with the site owner. Site received planning for 73 extra care apartments.

Disposed of the site to one of the UK’s leading care charities on a subject to planning basis. 60-bed care home comprising residential, nursing and dementia care. Planning granted and site sold.
